Built in 1958 and recently gorgeously remodeled, The Beverly Astro House is a midcentury modern home with a sexy pool that's ideal for soaking up the SoCal Sun!! Located in the historic Little Beverly Hills neighborhood, my little corner of paradise features stunning 1950s architecture, clean lines, a fabulous open concept floor plan with walls of glass revealing the sun-drenched yard and snow-capped San Jacinto Mountains - blurring the lines between indoor-outdoor living. Chic mid mod inspired furnishings and period art from legendary local artists Nat Reed as well as Shag, whose @theshaghouse is just a couple doors down!! Beds: K,K,Q.

The resort-style backyard with productive citrus (grapefruit AND lime) trees (perfect for cocktails!) makes the Beverly Astro House a vacation paradise. It's walled for privacy with a lush, crisply-trimmed ficus privacy hedge wall, and has a fabulous pool with an integrated waterfall spa. You'll also find alfresco dining and a built-in BBQ grill. The "Wine Down" area behind the privacy wall in the front of the house has a fire pit to huddle around on those crisp winter nights in the desert and features just breathtaking views of the San Jacinto mountains. Every inch of this resort style home is a photo op and an insta-moment waiting for you to post!

THE INTERIOR LIVING SPACES

Developed by mid century icon, Robert Alexander, in collaboration with equally iconic mid-century architects, Palmer & Krisel, the Beverly Astro House is quintessential Palm Springs. Gorgeous in its simplicity, you'll find clean lines, an open concept floor plan, and spectacular walls of glass that showcase the private pool yard and let the light pour in. The dining area, kitchen, and living room are all open to each other - providing enough space for your entire group to gather, relax, and vibe.

Though it's mid-mod, we've also got all the mod cons you need including high speed internet (great for working & learning remotely), 2 flatscreen TVs, a fireplace, and high performance climate control. There's also a well stocked kitchen with upgraded stainless steel appliances that's got everything you need to pull together a delicious meal for your friends and family! There's also a washer and dryer for your convenience.

THE OUTDOOR LIVING SPACES

The very private backyard has all the amenities you could want on vacation! The pool has an integrated waterfall spa, and is surrounded by lounge chairs and umbrellas, a covered outdoor living pavilion as well as covered alfresco dining for up to 10 guests, and a built in BBQ grill. There's also a bunch of rafts tucked away behind the house that are perfect for floating the days away. The "Wine Down" area behind the privacy wall in the front of the house has a fire pit to huddle around and the fabulous mountain views and towering palm trees just add to the magic of this property.

Pool Heating is optional and can be purchased for an additional $45/day. I hate charging this fee, but Winter 2022-2023 saw the price of gas double and I had a $2,500.00 gas bill for the month of January 2023. However, pool heat is seldom necessary between May & October.

SLEEPING QUARTERS

All 3 bedrooms feature comfortable hotel-quality mattresses & ample storage. The primary suite has a King bed, an en suite bath, a flatscreen TV, and direct access to the pool yard. Guest Room 1 also features a King bed, while Guest Room 2 features a Queen bed, and they both share easy access to the Guest Bathroom in the hallway.

LOCATION

Because of the similarly named streets as Beverly Hills, this Palm Springs neighborhood which features 5 streets containing over 80 Alexander and a few Meiselman mid-century homes is known as Little Beverly Hills. This small neighborhood is located in the southern central part of Palm Springs, South of Ramon Road and west of El Cielo. Built between 1957 and 1958, the area was originally named "Ramon Rise Estates" and sits in southeast Palm Springs nestled against the Prescott Preserve. Built by legendary developers The Alexander Company, Little Beverly Hills consists of approximately 84 Palmer & Krisel-designed homes on 10,000 square foot (100’ x 100’) lots. These midcentury modern homes sit long and wide on their quarter acre lots, with low or flat-pitched roofs, open carports and modest square-footages. Most homes also feature the standard Alexander 15’ x 30’ swimming pool and spacious front yards. Centrally located and just minutes from all the fun of Palm Canyon Drive - fantastic restaurants and clubs, art galleries, shopping, casino, convention center, cabarets and more! Grocery stores, casual restaurants, coffee places and other neighborhood conveniences are all just blocks away.

No outdoor music at all; no excessive noise of any kind.

On rentals of 28 nights or longer the renter is responsible for the entire gas bill from check in to check out, based on meter reads. A utility deposit, which is in addition to the security deposit, will be taken to guarantee payment of the utility charges.

**The City of Palm Springs is a HEAVILY regulated short term rental environment and the City's Codes Compliance officers take them seriously. These apply to ALL Vacation Rentals in Palm Springs and are meant to strike a balance between accommodating visitors and maintaining the character and the vibe of the neighborhoods.

1. Primary renter must be at least 25 years of age.

2. Primary renter is required to sign a short term rental agreement (contract).

2. Primary renter must provide a copy of his/her/their government issued I.D. prior to check-in.

4. All guests are required to print and sign names to City of Palm Springs confirmation that Good Neighbor Brochure has been read and understood by all adult occupants (this will be emailed with the rental agreement).

5. No more than 2 adults per bedroom (6 max) are allowed to occupy the home overnight with 4 additional guests allowed during daytime hours.

6. No more than 1 car per bedroom are allowed to be parked at the house at ANY time. 3 cars max. The City takes this one seriously.

7. Outdoor music is prohibited 24 hours per day subject to a $500 fine paid by the guest. It is further expected that noise created at the home will not be audible beyond the property line.
